The houses of Kandovan do not have foundations in the traditional sense of the term: they are carved directly into volcanic rock formations shaped like cones, locally called karanas, which rise like irregular spires on the mountainside. For over seven hundred years, the families of the village have lived, slept, and worked inside these natural structures shaped by erosion, creating one of the rarest inhabited rock settlements in the world.
Kandovan is located in the East Azerbaijan province of Iran, about 50 kilometers south of Tabriz, not far from Mount Sahand, an extinct volcano whose geological activity has produced over the millennia the deposits of tuff and compacted ash from which the karanas emerge. The formations vary in height: some reach 10-15 meters, and within them, the inhabitants have over time created multi-level spaces connected by internal stairs carved into the rock itself.
The architecture of the karanas: living stone as a building material
Observing the karanas up close means understanding how architecture can arise not from construction but from subtraction: each room is the result of material removed, not added. The internal walls still show the marks of the tools used to excavate, with irregular surfaces that retain the original texture of the volcanic rock. The openings — windows and doors — are cut into the rock with shapes often trapezoidal or arched, adapted to the morphology of the cone.
The oldest houses feature simple structures with one or two rooms, while those expanded over the centuries can have three or four internal levels. Some karanas house small artisan workshops or grocery stores on the ground floor, with the residential part accessible via external stone or wooden stairs. A detail visible to the naked eye is the color difference between the external walls, darkened by exposure to the elements, and the internal ones, which maintain the light ochre tone of the fresh rock.
The hotel in the rock: sleeping in Kandovan
One of the most concrete experiences that the village offers visitors is staying at the Laleh Kandovan Rocky Hotel, a structure partially carved into the karanas themselves. The rooms are dug into volcanic rock and offer natural walls and ceilings, with an internal temperature that remains relatively stable throughout the year thanks to the insulating properties of tuff. The hotel has been renovated and expanded over the years, and represents one of the few cases in the world where it is possible to spend the night in an authentic rock environment still integrated into a living village.
Prices for a night vary depending on the season and the type of room, but generally fall within a mid-range for Iranian standards. Advance booking is recommended, especially in the summer months and during weekends, when the village receives a significant number of Iranian tourists from Tabriz and nearby cities.
What to observe during the visit: architectural details and daily life
Walking along the main path of the village — a narrow road that winds between the karanas — one can observe architectural elements layered over time: painted wooden doors that contrast with the raw rock, recently added balconies with iron railings, and in some cases satellite dishes fixed directly on top of the rock formations. This overlap of modern elements and medieval structures is one of the most immediate visual characteristics of Kandovan.
Some of the tallest karanas feature external niches that have been carved out, probably used in the past to store food or objects, which today remain empty but visible. The sizes of the cones vary considerably: the larger formations house entire families across multiple levels, while the smaller ones are used as storage or stables for animals. Looking up, one notices how the tops of the karanas are often asymmetrically eroded, with shapes resembling mushrooms or inverted stalactites.
Practical tips for visiting Kandovan
The most convenient way to reach Kandovan from Tabriz is to rent a car or take a private taxi: the journey takes about an hour and passes through mountainous landscapes that change significantly with the seasons. There is no direct bus service that regularly serves the village, so a private car remains the most reliable option.
The best time to visit is early in the morning, when the side light of the sun enhances the textures of the rock and the village is not yet crowded. In summer, temperatures are mild due to the altitude, while in winter, snow can make the paths slippery. It is advisable to wear shoes with non-slip soles, as the paths between the karanas are often uneven and sloped. Avoid weekends if you are looking for a quieter experience: Kandovan is a popular destination for Iranian families' outings, and on holidays the village can become very crowded.
